1. General Provisions

These Terms and Conditions govern the use of the DeluxeStay.bg website, owned by Deluxe Property Ltd., UIC: 207167139, with its registered office and business address at: Apartment 3, Floor 4, 17 Acad. Boris Stefanov Street, Studentski District, Sofia 1700, Bulgaria.

By using this website, you agree to be bound by these Terms and Conditions.

2. Scope of the Service

DeluxeStay.bg provides information about the available short-term accommodation properties and enables users to make online reservations through the website's own booking system or via the Booking.com platform.

3. Reservations

Reservations can be made:

To complete a reservation successfully, users must provide accurate contact information.

4. Prices and Payments

All prices are displayed in Euro (€), unless otherwise stated.

Payments can be made via:

  • bank card through myPOS;

  • bank transfer.

  • cach on delivery

A reservation is considered confirmed upon successful payment or upon an explicit confirmation by DeluxeStay, where applicable.

5. Accommodation

Guests are required to:

  • provide accurate information when making a reservation;

  • use the property responsibly and with due care;

  • comply with the internal rules of the building;

  • refrain from any activities that may disturb other guests or neighboring residents.

Guests shall be liable for any material damage caused to the property in accordance with the applicable legislation.

6. Reservation Cancellation

Cancellation policies depend on the selected rate and the conditions specified at the time of booking.

For reservations made through Booking.com, the applicable Booking.com cancellation policies shall also apply.

7. Personal Data

Deluxe Property Ltd. processes personal data in accordance with its Privacy Policy published on the website.

8. Intellectual Property

All content available on the website, including but not limited to texts, images, logos, graphics, and design, is the property of Deluxe Property Ltd. or is used under a valid legal basis.

No part of the website content may be copied, distributed, reproduced, or used for commercial purposes without prior written consent.

9. Limitation of Liability

DeluxeStay makes every reasonable effort to ensure that the information published on the website is accurate and up to date. However, it does not guarantee uninterrupted availability of the website or that it will be completely free from technical errors.

The company shall not be liable for damages resulting from circumstances beyond its reasonable control, including internet service interruptions, force majeure events, or actions of third parties.

10. Governing Law

Any matters not regulated by these Terms and Conditions shall be governed by the laws of the Republic of Bulgaria.

Any disputes arising between the parties shall first be resolved through mutual agreement. If such agreement cannot be reached, the dispute shall be submitted to the competent Bulgarian court.
